A life combined with office work

The rapid growth of offer at the business center market has brought the share of residence used as offices to practically zero. However, a crisis arrived, and combination of residential and office functions may become popular again.

The share of the flats used as offices or for other commercial purposes is exceedingly small – several hundredths of a per cent. As the competition is high in the market of the business centers, where the lessees receive more comfortable conditions as well as access to various services, it is becoming unprofitable to rent residential premises to be used as offices. Legalization of a flat-based office is done by way of conversion of residential premises into non-residential premises. The procedure is very lengthy (six months to one year) and involves collecting many documents, gaining many approvals, and dealing with approximately forty different government agencies. Oleg Mudrak, Associate of the Law Firm "YUST", expands:” In accordance with the CCRF, if the owner of a residence misuses it, the local authority may warn the owner to correct the breach, and if damage to the premise has been done, it may also set a reasonable time limit for the owner to make the repairs. If the owner, having been so warned, continues to breach the rights and interests of the neighbors, or misuse the residence, or does not make the required repairs without due reason, a court, acting upon a claim of the local authority, may decide to sell such residence at a public auction. The proceeds from such sale minus the execution costs shall be paid to the owner”.
